Zillow Views and Saves: What They Actually Mean for Your Listing
Your Zillow listing has 200 views and 15 saves. But what does that actually mean? This guide breaks down what Zillow views and saves measure, what good numbers look like, and what to do when your metrics drop.

TL;DR
Most agents check their Zillow views and saves every week without really knowing what the numbers mean. A view counts almost anyone who opens the listing page, buyers, other agents, curious neighbors, so it's closer to a raw exposure number than a signal of real interest.
A save is a stronger signal. It requires a Zillow account and means someone deliberately marked the listing to come back to. For a typical single-family home, 100 to 300 views in the first week is normal. If views are healthy but saves aren't following, that's usually not a demand problem. It's a sign the photos, price, or description aren't converting interest into action.
Every agent who has listed a property in the last five years knows the ritual. You log into Zillow, navigate to your listing, and check two numbers: views and saves. Then you compare them to last week, to the listing down the street, or to some benchmark you half-remember from a Facebook group.
But what do these numbers actually measure? And more importantly, when should you worry about them, and when should you ignore them entirely?
This guide breaks down what Zillow views and saves really mean, what good numbers look like in 2026, and what to do when the metrics are not moving in the right direction.
What Zillow Views Actually Measure
A Zillow "view" counts each time someone opens your listing detail page. This includes buyers browsing from a saved search, agents previewing the listing, appraisers pulling comps, curious neighbors checking prices, and even your own visits if you are not careful.
Zillow does not publicly disclose whether views are unique or total. Based on available data and agent reports, the count appears to include repeat visits from the same user. This means a single interested buyer who checks your listing five times in a week generates five views, which is actually a positive signal, even though it inflates the raw number.
Views are a top-of-funnel metric. They tell you how many people clicked through to your listing. They do not tell you whether those people were serious buyers, how long they stayed, or whether they took any action after viewing.
Think of views like foot traffic past a storefront window. More is generally better, but foot traffic alone does not pay the rent.

A Zillow "save" happens when a user clicks the heart icon on your listing. This requires the user to have a Zillow account, which immediately filters out casual browsers and focuses on people who are actively engaged in a home search.
Saves are a much stronger signal than views. When someone saves your listing, they are telling Zillow, and themselves, that this property is worth coming back to. Zillow then sends that user notifications when your listing has a price change, status update, or new activity. This creates an ongoing connection between the buyer and your property.
A Zillow Research analysis of listing engagement data (published in 2025) found that homes crossing certain views-saves-and-shares thresholds go pending significantly faster than average, and that homes crossing an even higher bar tend to sell above list price. It's a different way of looking at this than the "first week total" numbers above, since it measures activity per day rather than accumulated over a week, but it's the closest thing to an actual Zillow-published benchmark.
How Many Zillow Views and Saves Is Good?
This is the question every agent asks, and the honest answer is that it depends on your market, price point, and time of year. But here are general benchmarks based on industry data and agent reports.
Views in the First Week
For a typical single-family home in a mid-size metro area, 100 to 300 views in the first week is a reasonable range. New listings get a visibility boost from Zillow's algorithm, so the first seven days will almost always be your highest-traffic period.
If your listing gets fewer than 50 views in the first week, something is likely wrong: either the listing has not fully syndicated, the photos are not compelling enough to earn clicks from search results, or the price point is pushing the listing out of the filters most buyers are using.
If your listing gets more than 500 views in the first week, you are in strong territory. This typically indicates high demand for that price point and location, combined with listing media that stops the scroll.
The Real Benchmarks: Views, Saves, and Shares Per Day
By that research, listings crossing roughly 250 views a day tend to go under contract within a week, with about 75% pending within two weeks. Cross 500 views a day and a home is more likely to sell above its list price.
Saves follow a similar pattern. Around 5 saves a day is associated with going under contract within a week, and 10 or more saves a day is a strong signal of selling above list price. If your listing is getting views but barely any saves, that usually points to the photos, price, or description not converting interest into action, not a lack of demand for the property itself.
Shares matter too, even though agents watch them less closely. The same research found that listings getting 10 or more shares a day mostly go pending within a week. A listing people are actively sending to friends and family is a listing that's landed.
Why Zillow Views Drop After the First Week
Almost every listing experiences a drop in views after the initial launch period. This is normal and expected. Here is why it happens and when it actually signals a problem.
The Newness Effect Wears Off
Zillow prioritizes new listings in search results and saved-search notifications. When your listing is fresh, it gets pushed to the top of feeds and triggers email alerts to buyers with matching criteria. After about seven to ten days, this boost fades and your listing competes on its own merits: photos, price, and location, rather than novelty.
Saved-Search Saturation
Many of the buyers who will see your listing through saved searches will see it in the first few days. After that initial wave, your listing only appears to new buyers who create matching searches or adjust their criteria. The pool of new eyeballs naturally shrinks over time.
When a View Drop Actually Matters
A gradual decline from week one to week two is normal. What should concern you is a steep, sudden drop, or views that never pick up in the first place.
If your listing has been live for three weeks and is getting fewer than 10 views per week, the market is telling you something. Either the price is filtering you out of most buyer searches, the listing media is not competitive with nearby properties, or the location has limited demand at that price point.
Saves vs. Views: Which Metric Should You Actually Watch?
If you can only watch one number, watch saves. Here is why.
Views measure exposure. Saves measure intent. A listing can have thousands of views and still sit on the market if those views come from browsers rather than buyers. Conversely, a listing with moderate views but a high save rate often generates showings and offers faster than expected.
Saves also feed Zillow's engagement loop. When a buyer saves your listing, Zillow sends them push notifications and emails about status changes. This keeps your property top of mind for interested buyers and can drive return visits, showing requests, and eventually offers.
The ideal scenario is high views combined with a strong save rate. But if you have to choose between diagnosing a view problem and a save problem, focus on saves. Low saves with decent views usually points to a fixable issue, typically photos, pricing, or listing description, rather than a fundamental demand problem.
7 Ways to Get More Views and Saves on Zillow
Understanding the metrics is only useful if you can improve them. Here are seven practical strategies that directly impact Zillow performance.
1. Lead with Your Strongest Photo
Your first listing photo is your Zillow thumbnail. It is the single image that determines whether a buyer scrolling through search results clicks on your listing or keeps moving. The best-performing thumbnails show a wide-angle exterior shot in natural daylight or a dramatic interior hero shot, typically the kitchen or living room, with excellent lighting and staging.
2. Use All Available Media Slots
Zillow allows photos, video tours, 3D walkthroughs, and floor plans. Listings that use multiple media types consistently outperform those with photos alone. Video in particular drives longer engagement time, which sends positive signals to Zillow's algorithm.
3. Price Within Active Filter Ranges
Most Zillow buyers search using price filters with round numbers: under $500,000, under $750,000, under $300,000. If your listing sits at $505,000, you are invisible to every buyer filtering at $500,000 or below. Even a $5,000 adjustment can dramatically increase your view count by placing you inside a much larger search pool.
4. Write a Description That Sells the Lifestyle
The listing description does not directly affect Zillow search rankings, but it significantly influences save behavior. Buyers who click through to your listing and read a compelling, specific description are more likely to save it. Avoid generic phrases like "must see" and instead describe what it actually feels like to live in the home.
5. Update the Listing to Trigger Notifications
Any change to your listing, a price adjustment, new photos, or updated description, triggers notifications to buyers who have already saved it or viewed it. Strategic updates keep your listing visible in buyer feeds even after the newness boost has faded.
6. Share the Listing Link on Social Media
Zillow views are not limited to organic Zillow search. Every click from a Facebook post, Instagram story, email campaign, or text message counts as a view. Driving external traffic to your Zillow listing increases your total views and can indirectly improve your positioning within Zillow search results.
7. Add Video to Your Listing
Video is the single most effective way to increase both views and saves. Listings with video receive significantly more engagement than those with photos alone. Video gives buyers a reason to stay on your listing longer, which translates into higher save rates and more showing requests.
Creating listing videos used to require hiring a videographer and blocking out half a day. AI-powered tools like vProp now transform your existing listing photos into professional property videos automatically. No filming, no editing, no extra time. Every listing gets a video, and your Zillow metrics reflect the difference.
When Zillow Metrics Signal a Real Problem
Not every dip in views requires action. But certain patterns consistently predict listings that will struggle.
If your listing has been active for two or more weeks and checks more than two of the following boxes, it is time for a strategy conversation with your seller.
Views under 50 per week after the first two weeks. This typically indicates a pricing or photo issue that is keeping buyers from clicking through in search results.
Well under 5 saves a day despite decent view counts. Buyers are seeing your listing but are not interested enough to save it. This usually points to a disconnect between the photos and the price, or a listing description that fails to communicate value.
Saves declining week over week with no new saves. Interest is fading and the listing is becoming stale. Consider a price adjustment, new photos, or adding video to refresh the listing's presence.
Zero showing requests despite 20 or more saves. Buyers are interested but something is stopping them from taking the next step. This could be scheduling friction, an open house that has not been posted, or a price that feels close but not quite right.
The Bottom Line
Zillow views and saves are useful diagnostic tools, but they are not the goal. The goal is showings, offers, and closings. Use views to understand whether your listing is getting seen. Use saves to understand whether it is generating genuine interest. And use the strategies in this guide to move both numbers in the right direction.
The agents who consistently outperform on Zillow are not the ones who obsess over daily metrics. They are the ones who invest in listing presentation: professional photos, compelling descriptions, strategic pricing, and video, before the listing goes live. By the time they are checking views and saves, the foundation for success is already in place.
Frequently Asked Questions
What does a Zillow 'view' actually count?
Every time someone opens your listing detail page, including buyers browsing from a saved search, agents previewing it, and even your own visits.
Are Zillow saves a stronger signal than views?
Yes. A save requires a Zillow account and means the buyer is telling Zillow the property is worth coming back to, which is a much stronger intent signal than a view.
Should agents worry every time views drop after the first week?
Not necessarily. A gradual decline from week one to two is normal. What should raise concern is a steep, sudden drop or views that never pick up in the first place.
