Cold Calling Scripts for Real Estate Agents: What to Say When They Pick Up
Practical cold calling scripts for FSBOs, expired listings, buyer leads, homeowners, and circle prospecting—plus objection handling and compliance basics.

Most agents do not struggle with dialing. They struggle with the first 15 seconds after someone answers.
A weak opener sounds generic, rushed, or too focused on the agent. A strong one gives the other person a clear reason to keep listening.
The scripts below cover the calls real estate agents make most often: FSBOs, expired listings, buyer leads, homeowner prospecting, and circle prospecting. Use them as frameworks, not lines to memorize. If the words do not sound like you, they will still sound like a script.
TL;DR
Lead with a specific reason for the call.
Ask one easy question, then listen.
Offer something useful before asking for an appointment.
Be honest about where you found the contact information.
Check federal, state, and brokerage rules before calling or texting.
Before You Call: Know the Rules
Cold calling is not just a script exercise. It is a compliance exercise too.
Before prospecting, check the National Do Not Call Registry, keep an internal do-not-call list, and follow any state or local rules that apply to your market. Under the FTC's Telemarketing Sales Rule, covered outbound calls generally cannot be placed before 8:00 a.m. or after 9:00 p.m. in the recipient's local time. Automated or prerecorded calls can require a different level of consent.
This is a practical overview, not legal advice. Your broker or attorney should confirm the rules for your business, especially if you use a dialer, prerecorded message, or text follow-up.
“I was just checking in” is not a reason. A nearby sale, an expired listing, a buyer inquiry, or a market change is.

Do not open with a qualification interview. Ask a simple question that helps you understand where the person is right now.
3. Earn the next step
The first call does not need to win the listing. A useful follow-up, a short market update, or permission to reconnect is often a better outcome.
The FSBO Cold Calling Script
FSBO is a smaller opportunity than many prospecting guides imply. According to the National Association of REALTORS®, FSBO sales accounted for just 5% of sales in its 2025 profile, and 60% of those sellers already knew the buyer.
That means the right goal is not to call every FSBO. Focus on sellers who do not already have a buyer and whose listing has been active long enough for pricing, paperwork, or showing friction to appear.
“Hi [Name], this is [Your Name] with [Brokerage]. I saw that you're selling the home on [Street] yourself. I'm not calling to talk you out of that. I work with buyers in the area, and I wanted to ask: are you open to working with a buyer's agent if the right buyer comes along?”
If they say yes:
“Good to know. Would it be helpful if I stopped by for a quick look so I can keep it in mind for buyers? I can also bring a few recent neighborhood comps. No listing pitch.”
If they say no or sound guarded:
“No problem. I appreciate the straight answer. If you ever want a second opinion on pricing or the process, I'm happy to be a resource.”
Why it works: You respect the seller's decision and start with a question that is relevant to the way they are already trying to sell.
Expired sellers rarely need another generic promise. They need evidence that you looked at the listing and have a thoughtful point of view.
Before calling, review the photos, description, price history, days on market, showing feedback if available, and competing listings. Do not assume you know what went wrong. Arrive with a useful hypothesis and stay curious.
The opening:
“Hi [Name], this is [Your Name] with [Brokerage]. I noticed the home on [Street] came off the market. Are you still hoping to sell, or are you taking a break for now?”
If they still want to sell:
“I took a look at the listing before I called. I have a couple of thoughts about [pricing / presentation / buyer reach], but I do not want to guess without hearing your side. What felt like the biggest obstacle during the listing?”
If they are frustrated with agents:
“I understand. I would be cautious too after a listing did not work out. I am not here to criticize the last agent. If it would be useful, I can show you what is selling now and what I would test differently.”
The next step:
“Would a 15-minute review be useful this week? I can bring the current comps and a short plan. If it is not a fit, you still leave with the information.”
Key move: Diagnose before you prescribe. Do not bash the previous agent or promise a higher price just to win the appointment.
An online buyer inquiry is warmer than a true cold call, but the same rule applies: do not turn the first conversation into an interrogation.
The opening:
“Hi [Name], this is [Your Name]. You were looking at homes in [Area] on [Source], and I wanted to make sure you got what you needed. Have you seen anything in person yet, or are you still getting a feel for the market?”
Then pause. Their answer tells you what to ask next.
If they have been searching for a while:
“What has been the hardest part so far: finding the right home, getting the timing right, or making the numbers work?”
If they are early in the process:
“That makes sense. If it helps, I can set up a focused search and keep the updates light. What are the two or three things you do not want to compromise on?”
The goal: Earn enough trust for a useful second conversation. Qualification matters, but it works better after the buyer feels heard.
Cold Calling Scripts for Homeowners
Homeowner prospecting is difficult because the person has not raised their hand. A generic “Have you thought about selling?” opener gives them no reason to stay on the phone.
Use a real local event and be precise.
Recent sale in the neighborhood
“Hi [Name], this is [Your Name] with [Brokerage]. I just sold a home on [Street] for [Price] after [Number] days on the market. I am calling a few nearby owners because that sale may affect how buyers view values on the block. Would a quick update on your street be useful?”
Only say you sold the home if you actually represented the transaction. Otherwise, say that a nearby home sold and explain why the result is relevant.
Market update angle
“Hi [Name], this is [Your Name] with [Brokerage]. I focus on [Neighborhood], and I have been reviewing the latest sales and inventory changes. I put together a short update for this part of the neighborhood. Would you like me to send it over?”
The next step: If they are curious, offer a concise comparative market analysis. Avoid manufactured urgency or claims about “buyers waiting” unless you can support them.
Circle prospecting is the least cold version of cold calling because you have timely neighborhood news to share.
Just listed
“Hi [Name], this is [Your Name] with [Brokerage]. I just listed a home on [Street] at [Price], and I wanted the nearby neighbors to hear about it before the first open house. Do you know anyone who has been hoping to move into the neighborhood?”
If the conversation is comfortable, follow with:
“And while I have you, would you like me to keep you posted on how the sale goes? It can be a useful benchmark for your own home.”
Just sold
“Hi [Name], this is [Your Name] with [Brokerage]. The home on [Street] just sold for [Price] after [Number] days. I thought you might want the result because it is one of the newest data points for the neighborhood. Would you like a quick breakdown of what it may mean for your property?”
Why it works: You are leading with relevant information, not a vague request for a listing appointment. It also fits naturally into a longer-term geographic farming strategy.
How to Handle Common Objections
An objection is not an invitation to argue. Answer it briefly, respect the boundary, and decide whether there is a useful next step.
“I'm not interested.”
“Understood. Thanks for being direct. I will let you go.”
If they clearly ask not to be called, add them to your internal do-not-call list. Do not turn the request into one more pitch.
“I already have an agent.”
“That's great. I am glad you have someone helping you. I will step back, and I wish you the best with the move.”
“How did you get my number?”
“I got it from [the actual source]. I know the call is unexpected, so I will keep it brief.”
Be specific and truthful. Property records may show ownership information, but they do not automatically explain where a phone number came from.
“Can you send me something?”
“Absolutely. What would be most useful: recent sales, a pricing range, or a short overview of my marketing plan?”
Confirm the contact details and the material they want. Send only what you promised, then agree on whether and when to follow up.
“We're not thinking about selling.”
“No problem. I appreciate you letting me know. I will not keep you.”
If they show genuine curiosity about the market, offer an update. If they do not, end the call cleanly.
When to Call and How Often
There is no universal best hour for every market. Start with reasonable business-hour blocks, such as late morning or late afternoon, and track your own connect rate. Always use the recipient's local time and stay inside the legal calling window that applies to your outreach.
For follow-up, let the conversation set the cadence:
If they requested information, send it promptly and confirm when a follow-up would be welcome.
If they asked for more time, record the date they gave you.
If they said no or asked not to be called, respect it.
Consistency matters, but permission matters more.
Track What Is Actually Working
You do not need complicated software. A spreadsheet or CRM is enough if you use it consistently.
Track the date, lead type, source of the phone number, whether you connected, the outcome, follow-up permission, and notes from the conversation. After a few weeks, compare scripts by meaningful outcomes: useful conversations, requested follow-ups, appointments, and signed clients.
When a call becomes a listing appointment, the next job is making the marketing plan tangible. A polished listing video or property walkthrough gives sellers something concrete to evaluate. With vProp, agents can turn listing photos into professional real estate videos in minutes, without filming or editing.
Getting Started
Pick one lead type and one opening. Read the script out loud until the structure feels natural, then replace any phrase you would never say in real life.
Your first goal is not a perfect call. It is a calm, relevant conversation:
Explain why you called.
Ask one useful question.
Listen to the answer.
Offer a reasonable next step.
The best cold calling script is the one that helps you sound prepared without making the other person feel processed.
Frequently Asked Questions
What should a real estate agent say at the start of a cold call?
Say who you are, name your brokerage, give a specific reason for calling, and ask one easy question. Avoid a long biography or a generic “just checking in” opener.
Should agents memorize cold calling scripts?
Memorize the structure, not every word. Your delivery should sound like a conversation, and you need room to respond to what the other person actually says.
How long should a real estate cold call be?
Keep the opener short. The conversation can continue if the person is engaged, but do not stretch a call that has already reached a clear no.
Are real estate cold calls legal?
They can be, but federal, state, and brokerage rules apply. Check do-not-call requirements, calling hours, disclosure rules, and the stricter consent requirements that may apply to automated calls, prerecorded messages, or texts.
What is the goal of the first call?
Usually, it is to earn a useful next step: permission to send information, a scheduled follow-up, or a short appointment. Trying to force a listing decision on the first call often makes the script feel like a pitch.
